MODERN HOUSE DESIGN TWO

A multi-volume composition in the Hi-Tech Line - a residential project where the bureau's command of cantilevered geometry and transparent envelopes operates at a larger scale. Modern House Design Two demonstrates that the formal language developed for private villas can govern multi-unit residential architecture without loss of precision.

Architecture

The composition is organized as a stack of horizontally extended volumes - each floor plate projecting beyond the one below, creating deep shaded terraces and a dynamic, stepped silhouette. The structural system is expressed through exposed concrete edge beams and aluminum-clad columns. Fenestration is maximized: full-height glazing on the garden elevations, with opaque cladding panels reserved for service cores and privacy screens.

Materials are specified for urban durability:

Fair-faced reinforced concrete. Structural elements left exposed, providing honest expression of the building's engineering.

Flat composite cladding. Precision-cut panels on opaque zones, maintaining clean lines.

Full-height aluminum glazing systems. Thermally broken, triple-glazed, with integrated solar shading.

Metal standing-seam roofing. Flat profile, concealed drainage, maintenance-free.

BIO-CIRCUIT Systems

Full BIO-CIRCUIT Architecture specification adapted for multi-unit configuration: individual circadian lighting controls per unit, centralized medical-grade air handling, building-wide water filtration with point-of-use remineralization.

Acoustic separation between units exceeding STC 60.
