DESCRIPTION

1. Functional zoning, volumetric and spatial solutions, pedestrian connections:
As the main spatial idea, the principle of urban continuity is adopted, based on the concept of functional-flow city realized in the 30s of the twentieth century within the boundaries of the territory of the tractor factory. The key urban planning approach is to create a clear system of the main functional "layers": housing-recreation-service-service-places of labor application. In the proposed project solution, the existing historical residential "cluster" with social and cultural facilities and park area is organically incorporated into the overall planned structure, where the residential and park areas are scaled up, and office-business and scientific centers, as well as a complex of farm agro-clusters located along the shoreline, emerge as places of labor application instead of factory buildings.

The proposed spatial structure of the area provides for the creation of a functional "buffer-layer" on the side of the existing urban development and Lenin Avenue in the form of a public-business zone, with the most effective connection of the existing urban fabric with the planned residential and public development, and further - with the river.

The planned park areas along the waterfront and the active topography, with agro-clusters inscribed in it, allow to create a natural buffer between residential development and the powerful transportation corridor of the "zero highway" directly adjacent to the shoreline, laid out in the master plan of the city development. Terraces and bridges from park areas and squares across the planned highway to the shore are thrown over the shore, allowing to provide an unobstructed connection with the water. In the open areas of the highway, the role of a buffer is played by translucent protective screens with design and landscaping.

The compositional and functional center, the dominant feature of the planned territory is the Public-Hotel Center with an adjacent agro-food court. The center is located in close proximity to the water on the axis of the planned pedestrian boulevard leading from the historic Zavodskaya gatehouse towards the river. The spatial connection to the river is provided by a system of terraces, as well as the creation of a local marina-aquatorium for mooring yachts and houseboats.

It is proposed to utilize the existing concrete shoreline structure with placement of the required horizontal deck supports to widen portions of the sloppy slope.

On small sections of the river near the marina it is proposed to organize semi-enclosed water bodies, limited by the existing shoreline on one side and crosswalks on point supports on the other side. These water spaces can be used in summer for sports, recreation, safe bathing (creation of special water filters in the water along pedestrian bridges), and in winter - as city skating rinks.

2. Transportation and engineering infrastructure:
The transportation framework of Volgograd has a pronounced rectangular structure due to its location along the right bank of the Volga River. Volgograd has a pronounced rectangular structure due to its location along the right bank of the Volga River.

As the main mode of public transportation, an environmentally friendly high-speed streetcar is used, passing through the main attractions of the city and providing a comfortable and reliable connection between the northern and southern parts of the city.

The development of the transport framework of the city of Volgograd is planned due to a new transport artery - "zero highway", performing in addition to transport and panoramic-viewing function, due to the passage along the bank of the Volga River.

Measures on transportation service of the territory of the planned residential development support the established principles of urban development of the city, as well as the concept of tractor factory "functional-flow city".

By maintaining the existing structure of streets and passages of the tractor factory and improving it through the construction of a system of streets of district significance adjacent to Lenin Avenue, with the construction of parking areas, modern and functional stops for public transport, a network of bicycle lanes and sidewalks and water transport, the functional-planning synergy of the developing area with the external urban environment is achieved.

For public transportation services, it is proposed to extend the high-speed tramway through the territory of the planned residential development with the arrangement of stopping points tied to the focus of gravity.
